Frequently Asked Questions
-
What should I expect during a sales valuation?
A sales agent will visit your property and look around, taking into account a range of different factors. They will then give you their assessment of how much they think you could sell for, and offer advice on whether there’s ways to maximise your property’s estimated value.
-
How is the sale value of my property calculated?
Our ethical and transparent approach means you will always understand why we've valued your property at a certain price. During a sales valuation, we consider several factors, including:
- Type of property (detached, semi-detached, terraced, flat)
- General condition of the property
- Number of bedrooms
- Size of the garden (if applicable)
- Parking such as a driveway, garage, or allocated space/s
- Whether it’s freehold or leasehold
- Location and local amenities
- Buyer demand in the area

How much does a sales valuation cost?
Alexander & Co offer complimentary valuations, like most estate agents. It is always advisable to use a reputable, experienced agent to provide your valuation. Be aware that some agents might present an inflated valuation to secure your business. However, an unrealistic price can result in your property remaining on the market longer than necessary, potentially achieving a lower final sale price than if it had been accurately priced from the outset.
-
Why should I use Alexander & Co for a sales valuation?
We have been selling properties for over 50 years. Our expert staff possess extensive knowledge of your local area, current market trends, and the sale prices of comparable properties. They will utilise this information to provide you with an accurate sales valuation and can offer advice on any enhancements that could potentially increase your home's market value.
If you decide to choose Alexander & Co for the sale of your property following a valuation, we will arrange professional photography and videography to effectively showcase your home. Additionally, we will list your property on key portals and our website, as well as promote it to our extensive list of prospective buyers.
-
Do I need to be present at the property during a valuation?
No you don’t, but it is preferred if possible, as the agent may have some questions to ask during their visit. They can get in touch afterwards if necessary.
-
How quickly can you list my property for sale?
Should you need to expedite the sale of your property, we will make every effort to list it promptly. Upon your approval of the property details, the signing and return of our contract, and the acquisition of an Energy Performance Certificate (EPC), we will commence marketing your property without delay.
